Selling your home yourself may sound like an easy way to save money. Skip the agent, avoid the professional fee and keep more of the proceeds.
At least, that’s the theory.
The latest data from the National Association of REALTORS® tells a very different story.
According to NAR’s 2025 Profile of Home Buyers and Sellers, homes sold with the assistance of a real estate agent had a median sales price of $425,000, compared with just $360,000 for homes sold directly by their owners.
That’s a whopping $65,000 difference.
Saving a Commission Isn’t the Same as Making More Money
The real goal when selling a home shouldn’t be avoiding an expense. It should be walking away with the highest possible net proceeds while protecting yourself throughout the transaction.
A professionally marketed home is exposed to a much larger pool of qualified buyers. More exposure can produce more showings, stronger competition and better offers.
An experienced real estate professional also helps determine the right pricing strategy. Price too high and the property may sit on the market until buyers begin wondering what’s wrong with it. Price too low and you may leave tens of thousands of dollars sitting on the closing table.
Neither scenario is particularly charming.

The $65,000 figure represents a comparison of national median sales prices, not a guarantee that every homeowner will earn exactly $65,000 more by hiring an agent.
NAR also notes that FSBO properties may include more lower-priced homes, mobile homes and rural properties. Additionally, 60% of FSBO sellers already knew the person purchasing their home.
Even with those differences, the numbers make one thing very clear: professional representation can deliver substantial value.
In fact, only 5% of sellers chose to sell without an agent, while a record 91% worked with a real estate professional.
